Temporary Office Building in Serial Modular Construction - Modern Facade Design Meets Standardised Space
In 2018, SÄBU was awarded the contract as general contractor to construct a three-storey modular building near Bonn. The bill of quantities included the turnkey construction of the office building: production, delivery of the individual room modules, assembly and interior fittings of the building as well as the delivery of a separate heating container.
In total, an office building with 230 workplaces was to be constructed, which is intended for a useful life of at least 8 years.

The building complex measures 81.43 m x 15 m x 9.17 m, with a total area of approx. 3,500 m² and contains 237 standard 20-foot room modules as well as two external stair towers.
As this is a transitional building, the client attached great importance to economic efficiency, but without having to forego an appropriate external appearance and the comfort of modern, attractive working space.
Special attention was therefore paid to the design of the façade: a rear-ventilated Eternit curtain wall in two simple shades of grey. Made from natural raw materials, the facade panels create an authentic character with modern structures.

The main entrance door, equipped with glass elements and a card reader, leads to the handicapped-accessible ground floor. Thus, the contrasting façade design also sets the main entrance apart from the rest of the building and is clearly visible to people with limited mobility.
All paths on the ground floor are slip-resistant and have no steps or thresholds to guarantee safe movement for wheelchair users.
The barrier-free office is adjacent to a unisex toilet for the disabled, which is equipped with an automatic sliding door with push-button.

The office building in serial modular construction has 60 individual offices and 56 offices with 3 workstations each.
The minimalist design of the rooms and corridors was chosen in such a way that a later dismantling or conversion of the building can be carried out easily and cost-effectively - the individual room units are retained as far as possible.
Each room was fitted with a room-acoustic suspended ceiling.

The installation of a high-quality equipped tea kitchen on each floor provides staff with a place for relaxed coffee breaks. Here, too, a simple and easy-to-maintain kitchenette was installed, in keeping with the design of the building.
Adjacent to each kitchen is a small photocopying room separated by a glass wall.
The ladies' and gents' WC rooms are equipped with two cubicles, each with two porcelain WCs, as well as hand basins and the standard equipment such as soap dispensers and paper towel holders. The men's WC rooms are also equipped with two urinals and, for the desired privacy, two urinal partitions.

The heating module with pellet boiler system included in the order was placed under the southern emergency staircase and heats the entire building.
In 8 months, from the time the order was placed, a fully functional office building was erected in serial modular construction, ready for immediate occupancy. The result was a modern building with a high-quality façade design and all the features requested by the customer.
Due to the high degree of prefabrication of the system elements, the disruption caused by the construction project to the surrounding businesses was kept to a minimum, so that the employees there could go about their daily work as usual.
