New Construction of a Multi-Storey Accommodation Building in Prefabricated Steel Construction
With this four-and-a-half-storey modular building, SÄBU was able to set new standards and designed an economical building with ideal sustainability aspects. On the grounds of the Centre for Internal Leadership in Koblenz, a two-storey building was demolished in order implement the construction of a new four-storey building with an attached staggered technical storey in modular construction.
In the open tendering procedure, we as a modular construction company were awarded the contract to erect the new building in steel construction on a turnkey basis.
The new accommodation building houses 92 guest rooms with high-quality equipped bedrooms and adjacent sanitary facilities, as well as some adjoining rooms.

The building has a cubature of 52 m length, 14 m width and 17 m height. The storey height is 3.40 m.
The prefabricated building, which does not have a basement and is accessible without barriers, has an additional staggered storey for the entire technical equipment. It contains a lightning protection system, a fire alarm system, a house alarm system, a telecommunication system as well as air-conditioning and ventilation systems.
The building is accessed via two entrances, each with a staircase.

The specifications included the construction of the turnkey building including site safety, access roads and construction roads as well as the execution of the supply and disposal media.
Electricity, data cables, local heating network and the coordinates of all building automation services by other contractors were also included.

The accommodation building was put out to tender in accordance with the "Sustainable Building" guidelines. Care was taken to ensure that all areas are utilised with the highest possible space efficiency and are thus optimised in terms of costs and the environment.
Special attention was also paid to the total life cycle costs, i.e. maintenance and repair costs as well as the possibility of a later change of use, which can be made possible at any time in modular construction.

SÄBU was able to assert itself economically with this modular prefabricated steel construction. The modular steel construction method also demonstrates the advantages of modular construction in a special way here: a high level of sustainability and ideal conditions for structural changes and extensions.
